About SDAudit

SDAudit was built on one principle: borrowers deserve to know the truth about their loans. We are a team of forensic securitization analysts, former banking professionals, and legal researchers who specialize in uncovering what lenders rarely volunteer. Our audits are not surface-level reviews. They are deep forensic investigations into the chain of ownership, assignment validity, and regulatory compliance of your loan.

Our Mission

At SDAudit, we believe every borrower deserves to understand exactly what's happening with their loans. Our mission is to provide comprehensive auditing services that illuminate the complex world of lending practices, empowering individuals with the information they need to protect their financial interests.

Through meticulous forensic analysis, we identify breaks in the chain of title, late or fabricated assignments, PSA violations, UCC perfection failures, and standing defects that directly affect a lender's legal authority to collect or enforce. When we find something, we document it in full, with citations, exhibits, and a clear explanation of what it means for your case.

Our Story

SDAudit was founded by Russ Guillemot in San Diego, California after witnessing countless individuals, including himself, struggle with predatory lending practices and unfair financial treatment.

Frustrated by the imbalance of power between large financial institutions and average borrowers, Russ set out to create a company that would level the playing field by providing professional audit services that help borrowers understand their loans and identify potential issues.

Today, SDAudit continues to grow as we develop our capabilities to help clients understand their financial obligations and uncover hidden issues in their loans through professional analysis and auditing techniques.

Why SDAudit Is Different

Z

Our audit process goes beyond document review. We trace every transfer of your loan from origination through securitization, cross-referencing SEC EDGAR filings, MERS records, and trust-level data to verify whether the entity claiming ownership can actually prove it

Z

We cross-reference Bloomberg-grade trust data, SEC EDGAR prospectus filings, and ABSNet loan-level data to identify your loan within the securitization structure and verify every transfer in the chain

Z

Our reports are built for arbitration and litigation. Every finding is cited, every exhibit is labeled, and the format is designed to stand up to scrutiny from opposing counsel, arbitrators, and judges

Z

We examine what standard reviews miss entirely: trust cutoff date compliance, REMIC eligibility violations, robo-signing patterns, and conflicting ownership claims between the servicer, depositor, and trust

Our Forensic Audit Methodology

Specialized Data Access

Our Audit Engineers utilize specialized terminals with secure access to financial databases that contain complex data structures. This exclusive access enables us to uncover information that isn't available through conventional analysis methods.

Deep Data Parsing

Through sophisticated algorithmic analysis and deep data parsing techniques, we examine the complex relationships between loan documents and the underlying financial structures. Our methods reveal irregularities that standard audits miss.

Expert Analysis

Our team employs advanced analytical techniques to understand the intricate technical aspects of loan securitization and identify potential violations that can occur during the lending and servicing process.

Professional Documentation

Our audit findings are documented in comprehensive reports that can help clients pursue loan modifications, principal reductions, interest rate adjustments, and in some cases, complete loan dismissals.

Technical Capabilities

Proprietary Databases

Direct access to SEC EDGAR, MERS, ABSNet, and trust-level securitization databases. We locate your loan within the actual trust structure and verify every recorded transfer against the governing PSA.

Advanced Analytics

Forensic analysis protocols developed over years of working with securitized loans across mortgage, auto, student, and credit card categories. We know what defects look like and where to find them.

Professional Reports

Every report is structured for use in arbitration, litigation, or negotiation. Findings are presented with supporting exhibits, legal citations, and a clear summary that any attorney can work with immediately.

Ready to Discover What's in Your Loan?

If you have a securitized loan and something feels wrong, it probably is. Our audits have uncovered broken chains of title, late assignments, missing endorsements, and PSA violations across hundreds of cases. The question is not whether defects exist. The question is whether you have the documentation to prove them.
