SDAudit helps borrowers understand loan documentation and the records behind a claimed ownership or servicing position.

Our Mission

At SDAudit, we believe every borrower deserves to understand exactly what is happening with their loans. Our mission is to provide auditing services that illuminate lending practices and give people the information they need to protect their financial interests.

Through forensic analysis, we review breaks in the chain of title, late or questionable assignments, PSA and UCC issues, and standing-related documentation. When we find something, we document it with citations, exhibits, and a clear explanation of the records reviewed.

Our Story

SDAudit was founded by Russ Guillemot in San Diego, California after seeing how hard it was for ordinary borrowers to get a straight answer about their own loan documents and who actually held the debt.

The company was built to give borrowers a clearer view of their loan documents, the claimed ownership chain, and the records behind a lender or servicer’s position.

Who Prepares Your Audit

SDAudit is a small, named team. Every report is produced and reviewed by the two people below, not by an anonymous contractor or an automated template.

Russell Guillemot — Founder

Russell founded Secure Defense Audit in San Diego, California after watching borrowers struggle to get a straight answer about who actually held their loan. He has spent more than a decade working with consumers on loan documentation, servicing records and securitization research, and he sets the audit methodology and quality-control standard for every report the firm produces.

Russell personally reviews the chain-of-title findings on mortgage files before release. He is not an attorney, and SDAudit does not provide legal advice or legal representation.

Daniel Guillemot — Senior Manager

Daniel manages audit production and client review. His day-to-day work runs through assignment and recording history, PSA and trust documentation, UCC filings, and servicing and payment histories — tracing each document back to the record it came from.

Daniel checks every finished report against its source material before it goes to the client, so that each finding in the report points to a document you can look at yourself. He is not an attorney and does not provide legal advice.

Where Our Records Come From

Public record sources used in loan audits including SEC EDGAR, county recorder, MERS and CFPB regulations

We do not ask you to take our findings on faith. Every audit cites the source it came from, and most of those sources are public. You can check them yourself.

SEC EDGAR

Trust prospectuses, pooling and servicing agreements and 424B5 filings are public records in the SEC’s EDGAR database. That is where trust identity and cutoff dates are confirmed.

County recorder and MERS

Assignments, deeds of trust and reconveyances are recorded at the county level. The MERS Servicer ID lookup is publicly available and shows the servicer and investor of record on registered loans.

Federal consumer regulation

Servicing, disclosure and dispute rules sit in Regulation X and Regulation Z, published by the Consumer Financial Protection Bureau. UCC Article 9 governs perfection of security interests.

What We Do Not Do

Being clear about the limits is part of the work. The Federal Trade Commission has published a consumer alert about firms that sell loan audits as a guaranteed route out of foreclosure, and the Consumer Financial Protection Bureau has brought enforcement actions against companies that did exactly that. We think you should read both before you hire anyone in this field, including us.

  • We do not promise that an audit will stop a foreclosure, modify a loan, or eliminate a debt. No audit can promise that.
  • We do not provide legal advice, draft pleadings for you to file, or represent you in any proceeding. We are not attorneys.
  • We do not charge advance fees for mortgage assistance relief services. We sell a document review, delivered on a stated timeline, at a flat published price.
  • We do not tell you what your findings mean legally. That conversation belongs with a licensed attorney in your state.
