How to Choose Between the Packages

Four questions settle it most of the time.

1. What are you trying to find out?

If the question is who owns this debt and does the record support it, you need a securitization tier. If the question is were the terms disclosed correctly at closing, the $399 contract review may be enough on its own.

2. Is an attorney involved?

If you are working with counsel, or expect to be, the legal-grade tiers exist for that. The difference is not more research — it is the exhibit packet, the examiner declaration, and the notarized affidavit, which attorneys ask for and the standard tiers do not include. If no attorney is involved and none is likely, you are probably paying for something you will not use.

3. Is it a mortgage or something else?

Mortgages cost more at every tier because the record is deeper. County recordings, MERS registration, deed of trust review and REMIC cutoff verification are all mortgage-specific work that does not exist on an auto or card account.

4. Is there a deadline?

Turnaround runs three to ten business days depending on tier. If you have a sale date or a filing deadline, say so when you call. If the timeline does not work, we will tell you rather than take the order and miss it.

What Drives the Price Difference

The tiers are not the same report in different bindings. Each step up adds specific work:

  • $399 to $699 adds securitization research — identifying the trust, locating its public filings, CUSIP and tranche identification, PSA review, and UCC filing analysis.
  • $699 to $899 adds the mortgage-specific record: MERS assignment chain, county recording gap analysis, deed of trust review, and REMIC trust and cutoff date verification against SEC filings.
  • $899 to $1,399 adds the evidentiary layer — a full exhibit packet, statutory citation analysis, and a notarized examiner affidavit.

Page counts follow from that. A three-to-five page contract review and a fifteen-to-twenty page legal-grade packet are different amounts of work, not different formatting.

What Is Not Included, At Any Price

This matters more than what is included, so it is worth stating flatly.

  • Legal advice or representation. We are not attorneys. No tier includes an opinion on whether you have a claim.
  • Loan modification or negotiation. We do not contact your lender on your behalf and we do not sell mortgage assistance relief services.
  • Any promise about an outcome. No audit stops a foreclosure, reduces a balance, or resolves a dispute by itself.
  • Document retrieval from your servicer. Public records we obtain. Your closing package and servicing history come from you, or from a written request you submit.
  • Court filing or appearance. The legal-grade packet is prepared for an attorney to use. We do not file it, and we do not appear.

If a firm quotes you a similar price and includes any of the above, read very carefully what they are actually promising and check it against the FTC’s guidance first.

How Ordering Works

  2. Pay the flat rate. One payment, published price, no advance fees for anything beyond the review itself.
  3. Submit your documents through the secure intake you receive after payment.
  4. We confirm scope — if what you sent does not support the tier you bought, we tell you before starting rather than after.
  5. Research and review runs the stated turnaround from the date your documents are complete, not from the date you paid.
  6. Report delivered as a PDF, with exhibits where the tier includes them.

Pricing Questions

Are there any additional fees?

The listed price is the price for the review described. If your situation requires work outside that scope, we tell you what it would involve and what it would cost before doing any of it.

Do I pay before or after?

Before. Document intake opens after payment. That is standard for a fixed-scope research product, and it is also why the scope is published in detail rather than described vaguely.

Can I upgrade later?

Usually, yes. If you start with a standard securitization audit and later need the exhibit packet, call us — the underlying research does not have to be repeated.

Why is the mortgage tier more expensive?

More records, and more of them are public and therefore retrievable — county recordings, SEC filings, MERS. That is more work and a deeper result.

Do you offer payment plans?

Call and ask. We would rather discuss it than have you order a tier that does not fit your situation because of price.

What if I am not satisfied?

Tell us specifically what the report failed to address and we will look at it. We would rather fix a gap than argue about one.
